IK Gymnastics Joins RCN and All Style Apparel as Tenants of Popular Near North Business Center

Chicago, IL (September 21, 2011) – Chicago-based Hansen Realty has announced IK Gymnastics has secured 16,500 square feet of space at the Near North Business Center, located at 2630 West Bradley, for a long term lease. This new lease reflects the incredible momentum both of the Near North Business Center and of Hansen Realty’s recent influx of commercial leases.

Recent Activity Reflects Overall Increase of Activity at Hansen Realty  

Chicago, IL (July 29, 2011) – Chicago-based Hansen Realty has announced the renewal of two office spaces at its Near North Business Center, located at 2500 West Bradley, which establishes the important anchor tenants at the North Side’s largest business park.

Cable and internet provider, RCN has renewed its 60,000 square foot office space at 2640 W. Bradley for a long term lease. Additionally, AlStyle Apparel is renewing their 82,100 square foot space at 2500 W. Bradley for a long term lease. AlStyle Apparel and RCN’s office renewals, together with other recent leases, means that over 250,000 square feet of office space, or almost half of the 500,000 square-feet of space, has been leased at the Near North Business Center. This is a testament to both the promising signs for the complete lease-out of the buildings, and the success of qualified business partnerships at Near North Business Center.

Rick Hansen, a principal at Hansen Realty, believes the building is attractive to companies for a number of reasons ranging from location and parking availability to the flexibility of the floor plan and the limited supply of single-story office buildings offered at Near North Business Center.

CHICAGO, JANURARY 13TH, 2011

Centrum Properties has teamed up with Hansen Realty to acquire a 355,000 SF office and flex space located in the North Center neighborhood of Chicago’s North Side.
A joint venture of Chicago-based Centrum Properties, Hansen Realty, and New York-based Angelo Gordon & Co. took control of the massive office and warehouse building from its former owner in December for an undisclosed amount.

This marks the end of an era, as Bodine Electric plans to relocate their offices to Iowa and Northfield, IL at the expiration of the lease on January 31, 2011. Bodine has operated small engine manufacturing from the building at 2500 W. Bradley for over 60 years.

The move leaves over 250,000 SF of leasable office and warehouse space. The group has set aside a significant amount of money for renovations, tenant improvements and leasing commissions to help attract new tenants.  “We believe this location and building is a great opportunity for flex-office, tech, education and light industrial users looking to be in Chicago at historically low rates,” says Adam Parla with Hansen.  The marketing efforts will be handled by both Hansen Realty and Centrum Properties.

Hansen Realty and Centrum Properties have owned the adjacent Business Center next door since 2007, and had success leasing the majority of the space to large corporations. They have even converted one of the buildings to a movie studio, leasing to Warner Brothers for such films as The Dark Knight , Home for the Holidays, and Contagion.

Before this, the commercial buildings in the area have sat empty for the past few years – hoping a large residential developer would come along. Now, the focus is on commercial leasing. Using their success in the commercial realm, Hansen and Centrum see the deal at 2500 W. Bradley as a natural expansion. A full campus at 2500 W. Bradley would make up the largest office park on the North Side of Chicago.
